Energy Rating Reports are relevant to both new build and older, re-furbished properties.
New Build Energy Rating Reports
A John Wright energy report for new buildings will highlight the use of current modern insulation, building materials and heating products by the developer or builder. The report will then gauge the SAP rating for the property.
Areas in the report will highlight both heat loss and U-values and include the following areas for consideration:
- Doors
- Roof Lights
- Floors
- Walls
- Glazing
- Roofs
Additionally the report will include a commentary on C02 emissions and provide an estimate on running costs.
Older and Refurbished Properties Energy Rating Reports
Energy Reports are of particular benefit to older dwellings. A John Wright Energy Rating Report will highlight the success of any measures taken at a property, indicating any increase in the SAP or NHER rating.
A report will also detail the effect of potential improvements, particularly when considering the following areas: -
- Fuel Type used
- The use of low energy lights
- The use of a hot water cylinder insulation jacket
- The use of a gas condensing boiler
- Efficient use of heating system controls
- Wall insulation (cavity or dry lining)
- An increase roof insulation
- Double glazing
- Draught proofing
